How VAT is calculated

Adding is a multiplication; removing is a division, not a subtraction of the same percentage.

Adding VAT
Net × 1.05. AED 1,000 net is AED 1,050 gross.
Removing VAT
Gross ÷ 1.05. AED 1,050 gross contains AED 50 VAT, not AED 52.50: taking 5 % off the gross is the common mistake.
Rates
5 % on most goods and services since 2018; 0 % on exports, international transport, first sale of residential property, education and healthcare; residential rent and some financial services are exempt.

Frequently asked questions

How do I work out VAT backwards?

Divide the gross by 1.05 to get the net, then subtract to get the VAT. Or multiply the gross by 1/21: AED 105 gross contains AED 5 VAT.

When must I register for VAT?

When taxable supplies and imports exceed AED 375,000 in the past 12 months or the next 30 days. Voluntary registration is possible from AED 187,500.

Which rate applies to my invoice?

Most supplies are standard-rated at 5 %. The Federal Tax Authority lists zero-rated and exempt supplies in the VAT Decree-Law and its Executive Regulation.
